We stop water damage before it hits your NOI.

Water is the #1 commercial property claim — typically $30K to $90K depending on size and asset class. NestShield audits, monitors, and gets ahead of it before your carrier prices it in.

Why water damage costs so much.

A $4 part can fail on a Friday night and cost you $90K by Monday. The damage isn’t the leak — it’s the time between failure and discovery.

#1

Top Commercial Claim

Water damage is the largest commercial property claim category in the country — bigger than fire, theft, and liability combined.

Cost Multiplier on Older Buildings

A $15K leak in a standard build is a $60K–$90K event in a historic or older property. Preservation rules and specialty trades drive the gap.

72h+

Average Detection Lag

Most leaks aren’t found for 72 hours. Every hour after the first multiplies the cost.

Ready to walk a building? Book a 20-min Call

Three steps. One contract.

Audit, install, monitor. We do all three. No tenant coordination on your end. No secondary vendors.

01
Step 1 — Audit

We walk your building.

We walk one of your properties. You get a written report: where leaks are most likely, what each one would cost, and what to do about it. The audit fee is 100% credited toward install.

I Under 150 units
II 150–300 units
III 300+ units / multi-building
02
Step 2 — Install

We install monitoring.

Wireless monitoring on every leak point — under sinks, behind toilets, around water heaters, at every shutoff. 90%+ of installs need no drywall cuts, no wiring, no permits. Licensed plumbing where premium shutoff valves go in.

Doesn’t touch your WiFi or IT systems.
03
Step 3 — Monitor

We monitor and maintain it.

Once it’s in, your maintenance team and ours both get alerted the moment any sensor goes off. Sensor batteries on a 5-year swap cycle. Failed sensors replaced under warranty. One annual walk-through per building.

One escalation path — one invoice — entire portfolio

Why NestShield.

We walked buildings for 28 years before we built a monitoring service. That changes what we look for.

Audit-first.

Most monitoring vendors lead with a hardware quote. NestShield leads with an audit — what’s at risk in your building, what each failure would cost, what to do about it. Hardware only comes after we’ve walked the building.

Local, not remote.

Based in Savannah, serving buildings across Georgia. Audits travel anywhere in the country. Either way, you’re talking to a person who can show up — not a help desk in another state.

Insurance-ready paperwork.

Carriers price monitored buildings differently. Our reports are written for your underwriter — the format their team needs. Most monitoring vendors hand you a dashboard and walk away. That doesn’t help you negotiate your renewal.

Common questions.

Answers to the questions property managers and asset managers ask before signing.

Will install disrupt tenants or operations?

No. Most sensors are wireless and battery-powered — no cutting, no drilling, no water shutoffs. We schedule by floor during normal business hours. Your facilities team gets a coordination brief before we start.

How many false alarms will we get?

Very few. The system filters by flow rate and duration before alerting, so condensation and humidity spikes don’t trip a call. Real alerts come tagged Informational, Caution, or Critical — with exact sensor location and failure type, not a raw beep.

Does this replace my maintenance team?

No. NestShield runs on top of your existing team. Your staff gets a clean alert with exact location and severity, so reactive emergency calls turn into scheduled dispatches. We onboard your team and give you a written escalation playbook for your SOPs.

Why not just buy sensors off Amazon and do it ourselves?

Sensors alone are detection. They don’t tell you where to put them, when to replace them, or how to package the data for your insurance carrier. NestShield does all of that — site walk, install, staff training, 24/7 monitoring, battery swaps, annual audits, and insurance-ready paperwork. You’re paying for accountability, not parts.

What happens when sensors fail or get old?

We own the hardware. Batteries get replaced on a 5-year schedule. Failed sensors get swapped under warranty. When the technology updates, we upgrade the gateways at no extra cost. You never deal with hardware obsolescence.

How long does install take?

Roughly one day per 100 units. 90%+ of sensors need no permits, no cutting, no utility shutoffs. The optional shutoff valves require brief scheduled water outages — coordinated with your maintenance team.
